Former Gunther Brewery converted to 165 apartments

The $120 million redevelopment of the former Gunther and National breweries in Brewers Hill is nearing completion.

The Gunther, a 165-unit apartment building at 1211 South Conkling St., opened its first units to tenants last month and the final units will be ready for leasing by March. The apartment building is the last step in the multi-year redevelopment of the two historic breweries located east of Canton.

The Gunther consists of studios, one- and two-bedrooms. Rents range from $1,390 to $2,766, says David Knipp, of Obrecht Commercial Real Estate, the project’s developer.
 
The Gunther has a restaurant space and a couple of prospective tenants have expressed interest, Knipp says. None have signed so far although he hopes to be able to make an announcement by spring.
 
Knipp says the Gunther is actually composed of four adjacent buildings, some connected to each other, that were built over time, from the mid-19th to the mid-20th centuries. The buildings take up almost an entire city block.
 
The Gunther Brewery and the National Brewery, home of Natty Boh, make up the total 30-acre, two million-square foot project. The project required state and local historic commission approval and received state historic tax credits. It features an office, residential and complex on Toone, Dean and O’Donnell streets, whose buildings have names like Natty Boh, Grain, Malt, Lager and Ale. It also includes the Shops at Brewers Hill, on Boston Street.
 
The renovation of the four buildings into the 250,000 square foot, five-story Gunther began in 2011.  “It was a long process that required demolition of floors and interior walls,” Knipp says. One of the four buildings was turned into a parking garage.
 
Knipp says a five-acre lot still remains in the development complex but no decision has been made what to do with it.
 
“It’s been a wild ride these last seven, eight years,” he says. “We want to catch our breath.”

Haute Blow Dry opens in Harbor East

A new salon specializing in professional blow dries opened its second location in Harbor East Nov. 22 and is eyeing Howard County for its third.

The Haute Blow Dry Bar doesn’t do haircuts. Instead, clients come in for a 45-minute wash, scalp massage, and professional blow out. Owner Abi Frederick, a California native, says the concept is big on the West Coast and is now reaching Baltimore.

The 650-square-foot blow dry bar at 644 S. Exeter St., across from Whole Foods, has  seven styling chairs, blue walls, and white marble countertops. Frederick is investing about $115,000 in the renovation with money from a private investor group. Haute Harbor East employs seven.

Frederick opened her first Haute at 720 Dulaney Valley Road in the Dulaney Valley Plaza in Towson in July. Frederick hopes to expand to Columbia by summer 2014.

Frederick says Harbor East has the cachet she was looking for in a location. The tony area is home to the Four Seasons Hotel Baltimore and J. Crew, Anthropologie, Lululemon and other shops.

“I think that with the development of Harbor East and the new retail stores going in, I just think it’s a concept that will do really well here. Harbor East, with all the professional women and all the restaurants right there, and the hotels, I think that there’s a real need.”

Clients come in for a professional styling, for special events, or a girls’ night out. Haute offers clients a glass of wine, champagne or a soft drink to enjoy with their blow out.

“I’ve already had women coming to weddings in Baltimore and asking us if we’re open.”

A honey of a store opens in Owings Mills

Kara Brook hasn’t got time for the pain — of bee stings, that is.
 
It happens every time she checks on the 18 hives at her Eastern Shore farm. But that hasn’t stopped her from harvesting the honey to create honey-made products sold in her Owings Mills shop Honey House.
 
Brook opened a 2,200-square-foot production facility and retail outlet in the Pleasant Hill Center at 10989 Red Run Blvd. last month.
 
About 700 square feet is set aside as a retail showroom called the Honey House, where Brook showcases her all-natural candles, honey lollipops, body butter and scrub, and other beauty products. She also features a wide selection of different types of honey in jars.
 
The bulk of the facility is dedicated to honey processing equipment, including centrifuge tanks that spin the honey out of the hive, gravity pumps to send the honey through filters, and two honey storage tanks. Brook hopes to add new honey-based products every year.
 
Brook is the owner and has one employee. She used her savings to finance the operation, though she declined to say how much she invested.
 
“I really pride myself on the handcrafted nature of everything that’s involved in this product line.”
 
Brook started her honey and honey-based products business in her kitchen in 2010. Also an artist, Brook says she initially wanted the beeswax so she could make a special paint. In the process, she discovered the potential of honey. She produced 70 pounds of honey from her one hive that first year. She now has 18 hives and produced 500 pounds this year.
 
She also carries honey from other beekeepers, mostly from the Eastern Shore, but extending up and down the coast from Florida to New Jersey.
 
Brook hopes kids will visit the Honey House, and if she has time she’ll show them around. “I hope that I can inspire kids too, because we need future beekeepers,” she says.

BBQ restaurant Famous Dave's opening Timonium restaurant Nov. 4

Famous Dave’s Legendary Pit Bar-B-Que will open its new Timonium location Nov. 4, the restaurant's 10th location in Maryland.

The restaurant began construction just north of the Maryland State Fairgrounds in April, at 2301 York Road.

It will serve its ribs, chicken wings, beef brisket and the Texas Manhandler sandwich. a 6,000-square -foot pad site where site work is being done and a parking lot is under construction.

The restaurant has leased space at 2301 York Road in Timonium, according to Eugene Lipman, CFO of property owner A&A Global Industries. Famous Dave’s will go in 

It will be the restaurant’s 10th in Maryland. Other Greater Baltimore locations include Owings Mills, Bel Air and Columbia. Its Texas Manhandler sandwich consists of beef brisket and hot-link sausages topped with “hell-fire” pickles.

Beyond Famous Dave's, the property contains 37,700 square feet of space that developer York Road 2301 Inc. is renovating for retail space. In that retail center, 20,000 square feet has been leased to the Tile Shop, which has locations in Columbia and Rockville. The Tile Shop will probably start renovating their space in April and could open this summer, Lipman says. A highlight of the Tile Shop will be kitchen and bath displays designed to inspire do-it-yourself home remodelers.

The York Road property under development has been vacant since 2003, when A&A Global Industries, the world’s leading manufacturer and distributor of gumballs, key chains, plush toys and dozens of other vending machine novelties, moved to larger quarters in Cockeysville.

“We looked at that property and tried to rent it and tried to rent it and tried to do a lot of things and finally got to the point where we said ‘It was suited for retail,’ says A&A CFO Eugene Lipman, who says A&A continues to own the property through the York Road 2301 Inc. subsidiary.

Today, the most visible feature of the site are pulverized remains of one of the old buildings on the lot. “The original 40,000-square-foot building that was in the front is going to be a parking lot now.”

Lipman says there will probably be two additional tenants in the retail center, though that space has not yet been leased

Under Armour opens Tide Point visitor center

Under Armour wrapped up a seven-month construction of a visitor center this month, the latest expansion of the sportswear giant’s Tide Point campus in Locust Point.

Designed by Ziger/Snead, the glass-enclosed 4,260-square-foot building incorporates dark gray metal panel and red steel-plate railings. It is located on the site of the former Harvest Table café.

The building is a welcome area where every Under Armour employee will greet guests, according to a spokeswoman for the company. It’s also a place where school groups and athletic teams visiting the campus can gather, according to Ziger/Snead’s description of the project. The visitor center does not include a retail store. 

In February, the company opened an 8,000-square-foot Brand House retail store in Harbor East. It expects to eventually expand its Locust Point campus by 400,000 square feet

MOM's Organic Market to open first Baltimore City store at the Rotunda

MOM’s Organic Market says it will open a store at The Rotunda, ending months of speculation surrounding which grocer will anchor the $100 million redevelopment of the retail, office and residential project in Hampden.

The Rockville-based company will open a 15,000-square-foot shop, its eighth in Maryland and third in Greater Baltimore. It has stores in Timonium and Columbia. The Rotunda store will be MOM's first in Baltimore City. 

“I really like where [the Rotunda] is located,” MOM’s founder Scott Nash says. “It’s close to I-83. The parking is good. We’re pretty excited about it.”

MOM’s will replace Giant grocery store, which moved less than two blocks away last year to the Greenspring Tower Shopping Center. It’s unclear, however, when MOM's will open. The first new retail shops at the Rotunda will open in 18 to 20 months, but Chris Bell, senior vice president of developer Hekemian & Co. Inc., says he is not sure whether MOM’s or what other retailers will be among them.

Nash says the store will employ between 50 and 60 and feature a “naked lunch” section similar to its Timonium store. This section will feature largely vegetarian fare, including salads, a black bean burger, a beet burger and other food items.

“We think it’s a great addition to the project,” Bell says. “Their customer is the customer we’re going for. These are health conscious, young professionals starting to populate Hampden. We think it will drive a lot of traffic to The Rotunda.”

Construction began this month on the much-anticipated Rotunda redevelopment that was stalled for years due to the recession. City officials and the developer will hold a formal groundbreaking ceremony Wednesday, Sept. 18.

The redeveloped Rotunda will include a total of 83,000 square feet of new retail, a 379-unit apartment building and 1,100 parking spaces. Bell says the retail makeup will likely consist of five restaurants, a gym, coffee shop, pet store and salons. The site is also home to the Rotunda Cinemas.

Shops at The Rotunda will face a central plaza that will hold farmers’ markets, music festivals and other gatherings, Bell says.

Bozzuto Construction Co. is the general contractor while the Design Collective is the project's architect.

Federal Hill bakery launches cupcake food truck and plots second store

The world is looking sweet for Midnite Confection’s Cupcakery, which launched a food truck last month. The venture isn't just icing on the cake for the Federal Hill bakery. The owners hope the the food truck will spread the word about its confections and help them find a good home for a planned second store.

“We want to explore other areas beyond where we are,” says Sandra McNeil, co-owner with her son, Aaron McNeil, of the bakery, at 1051 South Charles St. “We’re looking for possible expansion in storefront operations.”
 
At a cost of under $100,000, the food truck venture is so new that McNeil hasn't established a set routine. During the weekday, the truck spends two days in Washington, D.C., and two days in Baltimore City. 
 
The truck is usually in Baltimore on Wednesdays and Thursdays from 11 a.m. to 2 p.m. but, depending on parking availability, not always in the same place each of those days. Sometimes it can be found on Monument Street by the University of Maryland downtown campus, at Harbor East or at the Johns Hopkins University campus -- all neighborhoods under consideration for a second store.
 
“We’re trying out what places work best and adjust to customer demand,” says McNeil, referring to the food offering. “We’re newbies.”
 
For now, the truck only sells cupcakes for now, but may also offer cookies and bars later this summer. While the bakery has more than 40 flavors of cupcakes, the truck carries six flavors, chosen for their likely popularity, including vanilla bean, black velvet and lemon/lime. The cost is $3 per cupcake, $16 per half-dozen and $30 per dozen.
 
Even though no cooking is done in the food truck, the venture required getting a license from every jurisdiction and from the health department within the jurisdiction to operate. McNeil declined to discuss cost of equipping the food truck or sales so far.
 
“We’ve had some sell-out days and some days where it brings back items,” she says, pointing to factors like the weather and location.
 
McNeil opened Midnite Confection’s Cupcakery in 2010 at the Federal Hill store. Besides retail sales, the bakery caters weddings and corporate events. She says sales have grown 35 percent since opening.

Hampden skincare studio moves to Lauraville retail incubator

With her organic and vegan skincare products on the shelves, Shelley Birnbaum's ReNew Botanicals has become the first tenant in the Hamilton-Lauraville retail incubator.
 
Owner Shelley Birnbaum previously had a small skin care studio in Hampden, but wanted more space so she could add her retail line of products.
 
“I just had my skin care studio and that was by appointment only. I didn’t have retail or anything like that.  I was making my products at home. So I really was looking to have everything under one roof,” she says.
 
The Lauraville resident got in touch with Hamilton-Lauraville Main Street and ended up as the incubator’s first tenant, occupying 750 square feet last month.
 
Birnbaum has also launched a baby line called Baby Botanicals. Birnbaum declined to discuss her investment, but says she was helped by an Indiegogo crowdfunding campaign.
 
“It’s wonderful to be close to home. It’s exciting to be part of this project to help revitalize the Hamilton retail district.”
 
Hamilton-Lauraville Main Street is assisting Birnbaum by reviewing her business plan, helping her obtain permits, preparing financial statements and promoting her retail line through Facebook, email blasts and blogs. The incubator is a former volunteer fire station and one-time Hamilton Democratic Club at 3015 Hamilton Ave.
 
Hamilton-Lauraville Main Street purchased the 3,250-square foot building for $64,000 last year. Now, the first floor has been renovated and given new life as a place where small, local businesses can be nurtured until the owners are ready to move into a storefront of their own.

Chesapeake Real Estate to lead $4.2M renovation and expansion of Broadway Market in Fells

The operator of the Broadway Market has tapped Chesapeake Real Estate Group LLC as the lead developer for a $4.2 million renovation and expansion of one of the historic neighborhood’s key attractions.
 
Construction will begin in September on a new, 4,295-square-foot building at the market’s south end in what is now a parking lot. At that time, Chesapeake Real Estate will also begin renovating the 6,500-square-foot building on the north side of the market and lease the mostly empty building. The project will wrap up summer of 2014, says Chesapeake Real Estate Partner Richard Manekin.
 
The company is talking to prospective fast casual restaurant owners and food vendors about leasing space and expects to finalize deals within the next four to five months, Manekin says.
 
The Baltimore Public Markets Corp. is a nonprofit that operates and leases food markets from Baltimore City. But under the new agreement with Chesapeake, the real estate firm will sublease Broadway Market and pay the nonprofit a portion of its revenues. Chesapeake signed a 40-year sublease with a 25-year option for renewal. The Baltimore City Board of Estimates approved the deal earlier this month.
 
The Broadway Market expansion and renovation was originally part of the massive Marketplace at Fells Point development until last year. That’s when Massachusetts firm the Dolben Co. acquired the rights to lead the construction of the new apartments and retail from Dave Holmes of South Broadway Properties LLC. Holmes remains a partner and investor in the Broadway Market makeover, though he is not the lead developer.
 
Holmes says he partnered with Chesapeake because he didn’t want the already delayed project to stall any longer.
 
Casper Genco, executive director of the Baltimore Public Markets, says he thought it made sense to choose a developer that could invest in the market so it can keep pace with Marketplace at Fells. Dolben is readying the first phase of retail and apartments for completion next summer.

“The Baltimore Public Markets doesn’t have the resources to do that,” Genco says of the Broadway Market renovation and expansion. 

Chesapeake Real Estate has leased the Bagby Building, Canton Crossing and other developments.

Top Kitty Boutique opening second store in Mount Vernon

Maria Smith, owner of Top Kitty boutique in Waverly, is opening a second location in Mount Vernon next month.

Smith will share a third floor, 300-square-foot rental at 516 N. Charles St. with Sharifah Gavins, owner of design consultancy Butterfli Affect. Top Kitty offers styling services, accessories, and clothes geared toward professional women. 

Smith and Gavins are in the process of painting and decorating the suite, located above A People United fair trade shop. The shop is located on the building’s ground level, with four stories of office space above. Smith has one intern, but no additional employees.

Smith says she believes having space in both Waverly and Mount Vernon covers many bases. Shoppers have discovered her Waverly boutique, while Mount Vernon tends to be home base for her VIP styling clients.

Smith and Gavins are still working on a name and slogan for the new location. They may go with: “House of DecoFash: Where a Butterfly Designs and a Kitty Styles.”

Smith will use the Charles Street office for Baltimore Fashion Week model calls, and for year-round one-on-one fashion consultations with clients.

Along with running Top Kitty, Smith serves as a stylist and production team member for Baltimore Fashion Week. Now in its sixth year, Fashion Week takes place Aug. 8 –11 at the DoubleTree by Hilton in Pikesville.

“Most of my clients who come to me for styling are going to be the type of woman who wants to meet with me in Mount Vernon. She’s the upwardly mobile kitty. She’s busy. She’s a professional. She’s a business owner.”

In addition to operating Top Kitty, Smith works full-time in residential and commercial property management. She says she self-financed both the Waverly and Mount Vernon locations.

International pastry shop and cafe opens in Mount Vernon

There’s a new place in Mount Vernon for residents to pick up steamed pork buns, Cuban pastries, Turkish coffee and Paraguayan empanadas.

The Bun Shop opened last month at 239 W. Read St. Co-owner Andrew Bui says he and his business partner Minh Vo will expand the BYOB café’s offerings in the next month to include furniture, home goods and flowers since the 1,700-square-foot spot offers room to grow.

“Originally we wanted a small store front but we just found this place. It was a bakery so it had a lot of equipment that we needed that we couldn’t afford,” Bui says.

The owners also will begin selling Vietnamese spring rolls and other appetizers on the weekends starting this month. The café will host its first event with the May 17 launch party for Slight-Mag, a fashion magazine started by Maryland Institute College of Art (MICA) students.

Childhood friends Bui and Bo spent about $30,000 to open the Bun Shop, using their own cash and money borrowed from family. Bui says he left a product design job in New York while Bo left his pharmacology Ph.D. program at Johns Hopkins University.

Bui says the Bun Shop has been attracting area residents, including MICA and University of Baltimore students, interested in late-night cheap eats. The Bun Shop is open until 3 a.m.

Clothing stores Sixteen Tons, Doubledutch moving into shared spot on the Avenue

Two independent clothing stores in Hampden, Sixteen Tons and Doubledutch Boutique are moving into a shared space on the Avenue next month.

The move will allow the two stores to share overhead expenses and carry a wider array of merchandise, Sixteen Tons Owner Daniel Wylie says. 

The two-story, 1,400-square-foot spot at 1021  W. 36th St. is the former home of Denova furniture store. Doubledutch — a women's clothing store owned by Wylie's wife Lesley Jennings and Sixteen Tons will retain their separate names and brands.  

Wylie says he hopes the central block on the Avenue, next to the Food Market — a restaurant named a "hot spot" by Open Table diners — will give both stores more visibility and foot traffic. For Doubledutch, it's a chance to move off Falls Road and onto Hampden's central thoroughfare, the Avenue. Wylie opened Sixteen Tons at 1100 W. 36th St. in 2010.  

Moving into a larger space will allow him to sell more shoes, accessories, shaving products and house wares. Diversifying his inventory will hopefully increase sales, Wylie says. If someone doesn’t want to buy a pair of trousers, maybe they might buy a table or shaving cream.

Wylie says he does not yet know how much the move will cost. He says the store is profitable, though sales fluctuate with the seasons.

Italian deli opening on Ellicott City's historic Main Street

Ellicott City Main Street’s refurbished home goods and specialty foods store will soon offer a new tasty takeout option.

Randy & Steve's The New General Store will open its Italian-style deli at the end of April. Owners Randy Neely and Steve Archuleta’s menu will include sandwiches made with cured meats and international cheeses, soups, salads, desserts and teas. They will also carry organic milk, butter and farm fresh eggs from northern Maryland farms.

Neely and Archuleta will hold a Grand Opening April 27 with music, free massages and wine tastings from Pure Wine Cafe. A Vanns Spices’ rep will discuss the company’s products and a chef of Bittersweet Herb Farm will present cooking demos.

The New General Store currently sells soup and pesto mixes, truffle and olive oils, sodas, spices, honey and herbs stored in a 1904 meat cooler.  It also carries gifts and home spa items such as diffusers, lotions, soaps and candles.

Neely and Archuleta formerly owned The Good Life Market, an Ellicott City garden gift shop. They returned from a sabbatical in Portugal once they heard that Yate’s Market, a 127 year-old staple at 8249 Main St., was going out of business last June. Neely and Archuleta opened the New General Store in late September, promising former owner Betty Yates to preserve the vibe of Yate’s Market but incorporate elements of a boutique. Neely and Archuleta renovated the 2,380-square-foot space and are securing a food license and modern equipment.

Neely and Archuleta will use the basement for a garden room and other retail items and carry perennials, annuals and garden statues outside.

Metro Centre retail and residential building to open in May

Construction of the first two residential and retail buildings for massive Baltimore County development Metro Centre at Owings Mills will wrap up by next month. The first will open in May and the second will open at the end of June.

The buildings, called Metro Crossing, are both five-stories high, with retail on the ground floor and rental apartments on the upper floors. The buildings are mirror images of each other. The two buildings split evenly a total of 56,000 square feet of retail space and 232 one- and two-bedroom apartments. 

A number of retail leases are in final negotiations, says Lynn Abeshouse, managing principal of real estate brokerage firm Abeshouse Partners. Until contracts are signed, Abeshouse declined to give specific names but says possible tenants include fast-casual and white-table restaurants, clothing stores, liquor stores and health clubs. 
 
One-bedroom apartments average 770 square feet; two-bedroom apartments, which all have two full bathrooms, run from 873 square feet to 1,245 square feet. Prices for one bedrooms run from $1,580 to $1,695 per month; for two bedrooms, $1,855 to $2,490 per month. Abeshouse declined to say how many apartments have been leased so far. 
 
The two buildings are located on Grand Central Avenue, off Painters Mill Road, near the Owings Mills Metro Subway Station and across from the County Campus at Metro Centre at Owings Mills. The six-story combination Baltimore County Public Library and the Community College of Baltimore County building is scheduled to open this week. A free parking garage next to the building is already open.
 
The two residential and retail buildings, the library/community college building and an office building now under construction compose the first phase of the Metro Centre at Owings Mills. That's about one-fourth of the total development. The four-story, 200,000-square-foot office building on Grand Central Avenue is expected to open this fall.
 
The state-designated transit-oriented development will eventually have over 1.2 million square feet of office space; 300,000 square feet of retail and restaurant space; 1,700 residential units; and, a 250-room hotel. Maryland and Baltimore County have spent more than $57 million on infrastructure at Metro Centre at Owings Mills to date. The rest is privately funded.

Marketplace at Fells Point signs lease with neighborhood Main Street group

The developer of the Marketplace at Fells Point says that that the first phase of the $40 million apartment and shopping complex will be ready by the first quarter of 2014. It has also signed on Fells Point Main Street as a tenant.

Roughly half the retail and 59 apartments located east of Broadway will be completed at that time, says Dolben Co. Senior Vice President Drew Dolben. The completion of the remaining 100 apartments and 13,000 square feet of retail is still several years out, Dolben says.

Early 2014 is also when Dolben Co. will debut the renovated former Fells Point Comfort Station at 1630 Aliceanna St., which Dolben bought from the city in late 2011 for $275,000.

The former comfort station will house the new office of Fells Point Main Street, which signed a 10-year lease with Dolben. The nonprofit, which promotes the neighborhood’s historic district, will move from its current location at be located on the second floor. The first floor will house a fitness center for the apartment residents.

Dolben says it is wrapping up the foundation work along the 600 block of Broadway and building a new structure behind of the facades.

The idea is to construct a modern building while retaining the historical details. Dolben says he is now wrapping up the foundation work.

“When you walk down Broadway, you’ll think it’s been there for 100 years,” Dolben says.

Based in Massachusetts, Dolben has a regional office in Anne Arundel County’s Odenton. Dolben acquired the rights to develop the apartment and retail portion of the Marketplace at Fells in December 2011 from South Broadway Properties LLC’s Dave Holmes. South Broadway is still leading the $5 million renovation of the Broadway Market.
